The iconic 330,000-square-foot building was the largest commercial building in Florida for many years after it was built. Originally created for Jax’s grocery processing, the warehouse eventually expanded to hold flammable goods such as fireworks, paper, and books. But UTW was built with fireproofing in mind. Built in 1913, its signature red water tank was tied into sprinklers throughout, and the hallways were outfitted with multiple fire doors, which were preserved and incorporated into the residential floors’ design. In its heyday, UTW accommodated rail service and even had telegraph and post offices inside. As shipping and transportation demands changed in the 20th century, the need for the warehouse did too. It fell into disrepair in the 1970s, after which it saw a few different uses: most notably and permanently, as a sanctuary for artists.

UTW is one of the biggest projects of its kind in state history, is a gorgeous example of adaptive reuse, introduces even more workforce housing in the urban core, and brings an 18-hour lifestyle to the intersection of several major Downtown districts.
